Re: Sterling Gateway Green Valley Ranch Project

Dear Citizens of Castaic & Val Verde,
Thank you for allowing us the opportunity to present to you this evening, the revised Illustrated Lotting Study for our Green Valley Ranch project in Val Verde.  We have worked hard over the past two and a half years to see Community input on this Project.  We are now on the 6th version of the plan. We have made a number of changes to the plan that we presented to the Castaic Area town council-Land Use Committee on March 7, 2005.

 Some of the features to the map are as follows:
TTP 060257 & TTM 62000
Reduced the density and redesigned the Single Family lot component to be consistent with the Minimum (7,000 SF) Lot sizes and Average (10,000 SF) lot sizes prescribed by the recently approved & adopted Community Standards District (CSD).
Reduced number of Homes to 254 (from 290).
Project proposes Average lot Size of ± 16,700 Sq. Ft.
Lot sizes will range from Min. 7,000 Sq. Ft. to 4.5 acres.
Single family product distribution: 64% - 10,000 sq. ft. or greater.
36%- 7,000 – 9,999 Sq. Ft.
Overall Single family accounts for 100% of all units.
Completely redesigned the size and configuration of the Commercial Center to provide for approximately 18,000 square feet of space with a Center plaza or Gateway and covered arcade in front.
* We see this center as a single story rural/ranch style center that will be neighborhood friendly with such uses as: Ranch Market, restaurants, cleaners, coffee house and Contract Post Office.
* We have designed the center to provide an “Outdoor Plaza or Seating area that can be also be utilized for a small reception, art show or exhibit. 
Increased the size of Community Park to 5.9 acres and propose the following components within the park for Community benefit: Soccer Field, History Pavilion, Barbeque areas, Park office & restrooms and walking paths.


* We feel the uses in the park will serve to promote interaction within the community.

1) Will provide a desperately needed Soccer field to Val Verde.
2) History center (surrounded by barbeque areas) will display information about the history of Val Verde and the discovery of the     Castaic Hills oil field, by Ted Sterling in 1949, who the Park will be named after.
3) Parl will provide space for family barbeques and picnics.
Added small “Pocket Park” within the single-family component.

Will be attractive entry feature to the neighborhood.

Created access & connection, via “Paseos” to adjacent residential areas to the west of the project.
Will serve to integrate the existing neighborhood and provide easy access to the Park, Commercial Center and    amphitheatre.
Realignments of Del Valle road.
We have worked closely with the Department of Public works to set the alignment of Del Valle road which will greatly    enhance safety for pedestrians and vehicles.
Propose 21 “Estate Lots” with minimum lot size of 10,000 SF, average 35,000 SF.
These will be large lots.
It is anticipated that these lots will be initially served by septic.
Balance of this project, approx. 117 acres to remain as open space.
Removed the Dog Park.
We have designed the project with a rural rustic ranch style feel that is part of the Val Verde      history, with the use of    wood beams and river rock barbeques.
We have designed the project with a rural rustic ranch style theme.  As the renderings show, we propose all the homes to    have front porches and wood post and beam style features.
We continue to carry this ranch style them in the design of the Commercial Center.
We want our project to be different from the “other” new housing developments in the surrounding areas.
The preservation of open space and aesthetic ridgelines will create value and pride of ownership for the community and    new residents.
